Standing Room Only Crowd at Mamaroneck Coastal Public Forum

Grassroots coalition opposes re-zoning and large scale condo complex on Hampsire Country Club property.

The Mamaroneck Coastal Environment Coalition, Inc. reported that over 130 Village residents turned out last Tuesday, June 11 to discuss Hampshire Country Club's development proposals. 

According to a release issued by the coalition, the meeting, held at the Mamaroneck Public Library, focused on a proposed 120–125 unit luxury condo complex, with 250-car underground garage, and luxury amenities.

The Hampshire property was purchased in 2010 in a distressed real estate transaction by a private equity fund managed by Westport Capital, and, according to the release, a small group of individuals led by national developer Dan Pfeffer, a Larchmont resident.

According to Celia Felsher, president of the coalition, at the time of sale, the purchasers had no plans to develop the property, but now seek to have it rezoned to permit the massive condo development.

Reasons the coalition opposes the rezoning and condo project, according to Felsher in the release, include concerns about traffic, flooding, neighborhood character, noise pollution, development in a sensitive environmental area and quality of life. Other concerns suggested by Felsher include potential increase in residents' real estate taxes and the precedent the project would set for future development in the village.

“If we as village residents work together, we can be assured that development and land use in the Village of Mamaroneck will be reasonable, feasible, and consistent with our community values," Felsher said in the release.

Mamaroneck Coastal Environment, Inc. is a non-profit volunteer group formed by village residents concerned about issues of land use in Mamaroneck.
